Cottages, Commission Builds And Salt Air

The 1915 streets carry their age in the pipe

Cottages around Lake Street went up before copper supply was standard, and the galvanised lines still serving them have narrowed with decades of scale. Brown water on the first draw and pressure that keeps falling give it away, and a pressure spike can split a thinned wall with little warning.

The estate closes fail in batches

Around Quigley Road, the commission-built places of the mid-1980s share tapware and fittings from the one build, so their valves and cisterns wear out together. When one fitting on a street lets go, its neighbours are the same age, so we look at the batch, not just the single failure.

The lake works on anything metal

Water surrounds the peninsula on three sides, and the salty breeze reaches homes from the point back to the ridge. Copper, brass and the jackets of outdoor tanks corrode sooner here, so what we fit outside is chosen with that in mind.

How Do You Know The Price?

"Communication was excellent, the quote was clear, and the work was completed promptly." Lily

It costs nothing to get us out to your door (excluding after-hours).

What moves the figure:

  • Reaching the fault: open ground is quicker than a pipe under floorboards or a slab.
  • What the existing pipe is made of, since galvanised, copper and PVC each take a different fix.
  • Parts suited to the system's age and type.
  • Whether it is a planned job or a 2am call, because after-hours work costs more and is quoted as such.

When we're not the right call: a shower leaking through a failed waterproofing membrane, or a cracked retaining wall over a drain, is waterproofer or builder work, and we point you to that trade before any quote.

Your Call, Step By Step

  1. 1

    Ring or send the form

Call (02) 4063 3469 or use the form to explain the fault. We ask enough to bring the right equipment the first time.

  2. 2

    A fixed price first

A plumber inspects the job and names a fixed figure up front. Nothing gets started until you give the go-ahead. 3. The plumber clears the line, swaps the part or reseats the fitting, then runs water through to prove the fix holds. 4. Covered for a year. Every job carries our 365-day warranty on all work. If something we did isn't right, ring the same number.

Why Do The Low Blocks Flood First?

The ridge sheds to both shores

The hill line along the top of the suburb sends runoff downhill on either side, so blocks below take their neighbours' water as well as their own. Stormwater pits low on the slope cop the scouring flow and fill sooner than the map suggests.

Groundwater rises with the lake

Near the wharf and the boat ramp, the ground water climbs when the lake does, and low-lying lines struggle to fall away in a proper downpour. Southerly storms can push lake water up the shore while rain hammers the ridge, and the foreshore gullies surcharge. Drainage falls and pit positions get planned around that, not just the contour.

Suburbs We Cover Around Bolton Point

Calls go out across the peninsula and the roads beyond it. Woodrising sits on the far side of the Enterprise Way link, and Fennell Bay is the next place along the road toward Toronto. The Marmong Point shore is close by on the same run.

Anything to book or ask takes one call.

Questions Worth Asking First

What does a visit cost before any work starts?

It costs nothing to get us out to your door (excluding after-hours). You get the diagnosis and a fixed figure up front, and whether the work goes ahead is entirely your call.

Can you come out at night or on a weekend?

Yes. Available 24/7 takes in the small hours, Saturdays, Sundays and holidays. Night and holiday work is dearer, and you agree that fixed figure first, after telling us on the phone what has failed so the plumber brings the right parts and gear.

Do you do gas work as well as water plumbing?

Yes. Licensed plumbers and gas fitters on the team handle cooktops, ovens, BBQs and pool heaters, and they find and fix gas leaks too. Every gas job is quoted the fixed way and pressure tested before we leave.

Should I repair or replace a failing hot water system?

It depends on the unit's age and what has failed. Every hot water visit weighs repair against replacement, and if a new system is the answer, a temporary hot water tank keeps the showers running until it goes in. You see both prices before choosing.

My laundry is flooding. What should I do first?

Shut the water down at the meter tap or the isolation valve closest to the leak, then ring (02) 4063 3469. Stay clear of water near power points. We are Available 24/7 and can talk you through the rest on the phone.

Do you work with property managers and tenants?

Yes. Rentals and strata homes get the same fixed-quote terms as any other job, with the agent or owner approving the figure and a record kept for their files. Tenants can report faults to us directly.
